How much does a single storey extension cost?

There are so many variables to pricing an extension that it is very difficult to put a cost without seeing your project. Ground conditions, if the land is falling away, drain runs, electrical requirements and many other aspects affect the cost. At KJM our sales-team are non-commissioned and we offer a no-obligation/no pressure quoting process. We do not price in your home, your quote will arrive via email or post. At the time of writing this article (Jun 2024) we had recently completed a project that came in around £3000 per sq m for the complete works other than decoration and the final finished floor.

Will I need planning permission for my extension

The rules for planning are quite complex, so there is no easy answer to this. Rules, known as ‘permitted development’ rights, allow you to extend a house without needing to apply for planning permission if specific limitations and conditions are met. Is a flat roof extension cheaper?

Grand Designs styles of extensions with big panes of glass, a flat roof with a lantern are very popular. They are favoured for their modern look and simpler construction making the overvall build more cost effectiveness: With this in mind they normally are cheaper and quicker to construct than pitched roofs. This is mainly due to reduced labour and material costs.
